A smooth ceiling depends on the substrate underneath
Popcorn texture can hide joints, repairs and small variations that were never intended to be seen as a smooth finish. Once the texture disappears, those details can become obvious under windows, ceiling fixtures and low-angle light. Ask how many skim coats are included, how repairs are feathered, and what level of finish the contractor is promising.
It is also useful to separate cosmetic work from moisture diagnosis. If a ceiling has staining or soft drywall, the source of that problem should be addressed before a fresh finish is applied. Texture removal should not be used to conceal an unresolved leak.
Compare the complete Portland project, not just the scrape
Request quotes that spell out room preparation, dust control, removal method, repairs, surface smoothing, primer and painting. If fixtures need to come down, clarify who removes and reinstalls them. For homes that will remain occupied during the work, ask how rooms will be isolated and when they can be used again.
A lower removal price can stop being the lower bid once finishing and paint are added later, so insist on a clearly defined endpoint.
