Decide whether the room needs removal, resurfacing or both
Ask bidders to inspect a representative area and explain what they expect beneath the texture. If the popcorn has been painted, the contractor may recommend more extensive surface preparation. If the drywall is uneven, a skim coat may be needed even after the texture comes off cleanly.
For condos, clarify work-hour rules, elevator or hallway protection and debris procedures before scheduling. These details are easy to overlook in a phone estimate but can determine how smoothly the project runs.
Use the quote to eliminate scope gaps
A complete proposal should tell you who moves furniture, how rooms are masked, what removal or smoothing method is planned, which repairs are included, how the ceiling is sanded and whether primer and paint are part of the price. Ask about fixture removal too; ceiling fans and light canopies can hide texture that still needs attention.
The goal is a quote you can compare line by line, not a low headline price with the finishing work left undefined.
