Plan the building logistics before scheduling demolition
For a condo or multi-unit building, confirm whether the contractor needs proof of insurance, loading access, elevator protection or permission to use shared hallways. Clarify who is responsible for obtaining approvals. In a single-family home with tight access, ask how debris and equipment will move through the property without damaging finished surfaces.
The estimate should also explain how smoke detectors, sprinklers, light fixtures and vents near the ceiling will be protected or temporarily removed.
Judge the ceiling under the light it will actually see
Smooth ceilings can show waves and trowel marks that textured ceilings conceal. Before approving the final finish, discuss the expected smoothness level and how repairs will look in daylight or with directional lighting. If you plan recessed lighting or a different fixture layout, tell the contractor before finishing because new openings can change the repair plan.
Do not let a “removal” quote leave the final surface undefined. The appearance after primer and paint is the outcome worth comparing.
