Make “no mess” a specific process, not a slogan
Ask contractors exactly how they isolate the room, protect vents and fixtures, collect removed texture and control sanding dust. A credible answer should describe equipment and setup rather than simply promise that the work is clean.
If the popcorn surface has been painted, ask whether the advertised removal method changes. Painted texture may not behave like an unpainted sample shown in marketing photos.
Condos need a finish plan and an access plan
Confirm building rules early and give them to the contractor. Then compare the technical scope: removal or resurfacing, drywall repairs, skim coating, sanding, primer and final paint. Ask how fixture edges are finished and who is responsible for reinstalling lights or fans.
For older unknown material, discuss appropriate testing before anything is scraped or sanded. Specialist branding does not replace material identification.
